How reselling a share of your Legria home works
From pricing to listing: this is how selling your share works within the Legria system.
When you decide to sell a property, you need to look at sales of similar properties in the same area, check the value of those properties on different real estate portals, set a price, list your house and wait for offers to come in.
When you own a Legria home, the sales process includes some of these steps, but in a faster and simpler way.
Here is how it works.
1. Sell on your own terms
As the owner of a Legria home, you can sell your share of the property 12 months after acquiring it or once the initial shares have been sold for the first time, whichever happens first. As an owner you have full control over the sale of your share, which is a key benefit of our co-ownership model and one of its main advantages over the timeshare model.
Once you have decided to sell, just let us know and we will give you a comparative market analysis so you can set your price with more information.
This comparative analysis is based on local market data, valuation models, comparables and our knowledge of what second-home buyers are willing to pay. However, you control the final price. You can use this comparative analysis as a reference, or any information you obtain directly, to decide what the sale price will be.
2. We have an internal market
Unlike a typical home sale, Legria has 2 ways to support you in selling your share before it is publicly listed.
First, the other co-owners of your Legria home will be notified that a share is available and will have priority to buy it.
The co-owners will have 2 weeks to decide whether they want to buy that additional share. Co-owners can become the main buyers of the share, since they know the house and understand the benefits of owning a Legria home.
Second, our sales team will directly contact people who were previously interested in the house to let them know a share is for sale, as well as potential clients for similar homes in the area.
Between the current co-owners of the house and Legria's potential clients, you may well be able to sell your share without ever listing it anywhere.
3. We relaunch the house on our channels
While we explore sales opportunities internally, with both the current co-owners and our potential clients, we will help you prepare all the information needed to list your share on the real estate market so you can sell it quickly. If we don't get an offer soon, we will actively include the house in the list of available properties on our website.
At the same time, you can decide whether you also want to work with a real estate broker and list it directly with them as well.
4. A transparent and fast transaction
Legria's role is to help facilitate the transaction and find buyers. There is no closing process or title review, because the property does not change. The share is simply reassigned to the new co-owner, which takes effect from one day to the next.
FREQUENTLY ASKED QUESTIONS (about reselling your share)
Can the seller really choose any price?
Legria can recommend a price, but you set the final price. We will give you information on the real estate market at that moment and the price ranges for shares of similar homes in the same location. But you are the one who decides the asking price.
What happens if a share isn't selling?
Legria will actively promote your share through its channels, for example by listing the house on our website and through direct mailing to our database. If we see there is no interest despite these efforts, we will probably recommend lowering the asking price.
Can buyers negotiate the price?
Yes, just like in any real estate transaction, offers can be received. The seller decides whether to accept them or not.
Are there closing costs, commissions or other transaction fees?
Legria charges a commission on the sale of shares to both the seller and the buyer.
If the sale is made through a real estate broker, the commission must be agreed directly between the seller and the broker they choose to work with.
