In addition, our homes have a defined quality standard, so we take care of maintaining it over time without requiring decisions from the co-owners.
Legria takes care of all the maintenance and operation of the property, so every time a co-owner uses it, they find it clean and fully functional. Any need or comment a co-owner has is handled directly with us.
Flexible booking, with guaranteed dates in summer and on holidays
Our entire smart booking system is built around an important and realistic statistic: on average, second homes are used 6 weeks a year. On that basis, one of the best experiences is enjoying your home not only in summer, but also on very peaceful dates. Get ready to experience the freedom of a mid-week getaway, or a last-minute decision to spend the weekend at the beach.
Either way, it is important to highlight that for each eighth you are guaranteed 1 week of summer vacation (January and February), 1 week of special dates (such as Easter, winter break, Chile's national holidays in September, etc.), and another 4 additional weeks for the rest of the year.
With clear booking rules and the app as a 24/7 booking channel, co-owners don't need to interact with each other and can rest assured that usage rights were shared fairly among them.

Each co-owner is responsible for what happens during their stay
This is one of the most important concerns, and for that reason one we handle with the greatest care. Before and after each stay, we carry out a thorough check that the house is in excellent condition, exactly as it was handed over. If any defect or damage is found that is clearly not due to normal wear and tear, it must be covered separately by that co-owner. In other words, you will never have to take responsibility for something you were not responsible for.

You can exit your investment whenever you want
As the owner of a Legria home, you can sell your share of the property 12 months after acquiring it or once the initial shares have been sold for the first time, whichever happens first. Since ownership is held through a share in a company, if you decide to sell you can do so without coordinating with the other shareholders.
Most importantly, you decide the price. We will give you a comparative analysis that considers local market data, valuation models and our knowledge of potential buyers, but this is for reference only: control of the share is 100% its owner's. Of course, the benefit of the appreciation is entirely yours.
