No, Legria is not a timeshare. With Legria, you are actually the owner of a fraction of the house. Thus, your investment is backed by a property that can appreciate over time. See article.
Buying a fractional means you will be a co-owner and shareholder of a SpA in Chile or LLC in the USA, you sign a partnership agreement. Every co-owner of the property is entitled to use it commensurate with their respective ownership stake. For example: If I buy 1/8 of the house, I will have the right to use it for 1/8 of the days of the year (approximately 6 weeks)
Maintenance costs are divided into two concepts: (1) All expenses associated with the normal operation of a house (contributions, basic services, insurance, cleaning, etc.), which are distributed pro rata among the co-owners on a monthly basis, depending on the property expenses each month; and (2) The Legria Fee, which corresponds to a monthly fee for being part of the Legria co-ownership program.
When you buy a fraction of a Legria property, what you are actually acquiring is a membership interest in a LLC established to facilitate and oversee the shared ownership of that specific property.
You are assured of being a true property owner by acquiring a fraction in a society (SpA in Chile and LLC in the USA) specifically created for the property. This ownership entitles you to benefit from any property appreciation and gives you the right to decide how to use the property during your scheduled time.
When purchasing a fractional property with Legria, you can acquire between 1 and 4 octaves of a property. This means you can buy 1/8, 2/8, 3/8, or 4/8 of the listed properties, with each 1/8 granting you the right to use the property for 6 weeks per year.
You can finance the purchase of a Legria fraction using your own resources, a general-purpose mortgage loan if you have a first property, or a consumer loan. In addition, Legria offers short-term financing and collaborates with some financial institutions to offer financing for up to 5 years.
Yes, you can sell your Legria fraction after 12 months from the purchase, and you have the freedom to sell it to anyone at a price of your choosing. Legria supports you in the selling process by providing our platform to advertise it to other co-owners and potential clients. Selling your fraction can yield profit on your investment, in the event that the property has appreciated during that time.
For each 1/8th ownership of the property, you will have a right to use it for approximately 6 weeks per year. You will be guaranteed 1 week during peak season (January and February), 1 week during holidays (Easter Week, Winter Holidays, September 18th, etc.), and 4 weeks during normal periods. You can schedule whenever you want through the Legria app
If you acquire 1/8th of the property, you will have the right to use it for 44 days per year. At the time of purchase, you can define 2 weeks of Fixed Stays, which will be respected for every year. The remaining 30 days are called Flexible Stays, and you can schedule them whenever you want; their duration can range from 3 up to a maximum of 15 consecutive days
Legria takes care of the property management, ensuring that the house is perfectly prepared for you to enjoy without any worries.
Monthly operating costs: include maintenance fees that cover normal property operation expenses such as property taxes, basic services, insurance, and cleaning. These costs are divided among the co-owners on a monthly basis. And Monthly service fee: This entails a fixed monthly cost, per fraction, for Legria's comprehensive service, primarily covering property management.
If an owner misses a payment, Legria handles the situation internally to ensure that each co-owner pays their share without affecting others. And it doesn't matter if the property is not fully sold, you will always pay the corresponding amount for your fraction only.
Damages resulting from normal wear and tear of the property are covered through the reserve fund, which is collected monthly along with the maintenance costs. If the house is damaged due to improper use by a co-owner, the repair costs will be directly charged to the co-owner responsible for the damage
